A home nestled in a quiet courtyard right on the border of Kadriorg and the City Centre, this dignified, over 100-year-old wooden building has been fully renovated. This is a home you will fall in love with at first sight!

This property is a true gem on the border of Kesklinn and Kadriorg. In 1911, real estate developer H. Koch commissioned the general planning for the Kadriorg area, which intended the construction of twelve large wooden houses on the plot between Raua, J. F. Kreutzwaldi, Tina, and Terase streets. In reality, fewer houses were built at the time, but this still represents one of the first holistically designed residential complexes in Tallinn. The building at Raua 47 was constructed in 1912 according to the design of engineer M. Arronet.

The building underwent a major renovation, which was completed in 2012. The wooden facade is insulated with 100 mm wool, and the standing seam metal roof and exterior facade are finished with boarding and painted plaster. The renovation restored the building's stairwells and stairs with railings, as well as the wooden sash windows and doors. The selection of interior elements and the creation of the plans were handled by the renowned interior architect Aet Piel.

The Apartment
A spacious hallway leads us further to the semi-open kitchen-living room on the left, and on the right is a small room facing the backyard, which is well-suited for a child's room or a home office. The smaller bedroom is separated from the large bedroom (which also features windows opening to the backyard) by a spacious bathroom with a window, which is conveniently connected to the main bedroom.

The apartment has concrete floors with good heat retention, and in cold weather, underfloor heating provides comfortable warmth. The apartment has a fireplace, which is not currently in use as it requires minor modifications to obtain a usage permit.

Technical Solutions and Comforts
The building's ventilation system is equipped with a modern rotary heat exchanger ventilation unit, which creates a better microclimate and saves up to 30% on heating costs. The concrete floors and underfloor heating are worth noting separately.

Location and Surroundings
The surrounding wooden houses, a private enclosed courtyard, and benevolent neighbors create a cozy, homey feeling, all while being just a couple of minutes away from the city center. The sea, Kadriorg Palace, the Swan Pond, KUMU, the Tammsaare Museum, the Vilde Museum, and other central and Kadriorg sights, along with cozy cafes, restaurants, and small shops, are within walking distance. Street noise does not reach here, and the neighbors are very friendly and cohesive.

Utility costs are approximately €190 in summer / €280 in winter (includes payments to the reserve fund).
