THE DETACHED HOUSE
This bright and modern single-story detached house offers comfort and privacy. The eastern part of the house features a spacious kitchen-living room with high ceilings, where a fireplace creates a cozy ambiance. Floor-to-ceiling windows open up a beautiful view of the courtyard, and a sliding door provides access to the terrace. The western part of the house contains three rooms that can be configured according to your needs – an office, children's rooms, or a guest room. A shower room and a separate toilet are planned for these rooms.

At the end of the western wing of the house is a cozy master bedroom with a walk-in wardrobe, a private bathroom, and a sauna. Both the living room and the master bedroom are equipped with cooling units.

THE SAUNA HOUSE
The sauna house is an ideal place to combine sauna pleasures, the joys of cooking, and a cozy atmosphere in an all-encompassing recreational environment. The sauna house features a spacious main room with a fully equipped kitchen, a lounge/bedroom, a toilet, a sauna with a shower and changing room, and a utility room. CONSTRUCTION INFORMATION
The buildings were designed by Ülo-Tarmo Stöör from ÖÖ-ÖÖ Arhitektid OÜ. The house is built on a strip foundation, with the plinth laid from Columbia blocks, insulated with 150mm PIR boards, and the plinth's outer layer cast with a 100mm concrete shell.

The exterior walls of the buildings are constructed from Columbia blocks and partly from monolithic concrete. The exterior walls are insulated with 150mm + 30mm PIR boards and covered with facade cladding. Interior walls are also built from Columbia blocks. All block walls are fully concreted.

The roofs are on wooden rafters, insulated (warm attics except for the garage), and covered with hand-seamed sheet metal.

INTERIOR FINISH
High-quality materials have been used in the construction of all buildings. The interior finishes of the detached house and sauna house are dominated by light tones. The floors are covered with Frevin Moderno natural oak plank parquet. Wood-aluminum windows and sliding doors (Ysse OÜ) are equipped with insect screens, and almost all rooms have high-quality textile curtains.

Interior doors feature magnetic locks and drop-down thresholds. Dimmable cornice lighting has been used in several rooms.

Custom-made kitchen furniture (Knolle Köögid OÜ) with Bosch kitchen appliances is higher and deeper than standard.

Wardrobes and bathroom interior solutions were carried out by A-Ruut OÜ. Bathrooms and saunas feature high-quality ceramic tiles and sanitary ware (VOLA, Hansgrohe, Duravit, Catalano). Saunas are equipped with Saunum heaters with an air mixing system. The sauna benches are finished with radiata pine from New Zealand.

LOCATION
Vaila village offers a private, nature-friendly living environment while providing convenient access to city amenities. Nearby are the Vääna River, Vääna Manor and Park, Keila-Joa Manor and Park, and Tabasalu Nature Park. The convenience of daily life is ensured by the proximity of Tabasalu (7 km), Rannamõisa (8 km), and Harku (10 km), with their infrastructure and services. Niitvälja Golf Center is only a 20-minute drive away. Public transport connection between Vaila village and Tallinn city center is provided by bus No. 127.
